Home Building: Process and Steps
Building a new home is a complex process. However, the project can be distilled down into several key home building steps.
If you’re planning on building a home, the main steps to concentrate on are buying a lot, selecting a plan, choosing a builder and constructing the home. Other important steps can include choosing an architect, obtaining financing and getting building permits. Use these house building steps as a guide to build the home of your dreams.
Before You Begin Building
Building a new home is not a simple task. To successfully complete your project, you need to prepare by taking some key steps. These include:
- Preparing a budget. Your budget will affect all of the other steps in the home building process.
- Choosing a location and buying a lot. This is one of the most important building steps. The lot you select will affect construction costs and which home design you choose.
- Selecting an architect. It’s not always necessary to work directly with an architect on a new home, but many people do, particularly if they want a unique or custom home.
- Choosing a building plan. At this point, you can decide what your home will look like. Remember to think about your lifestyle now, as well as in the future, when selecting a building plan. Also keep in mind factors such as the size of your lot, and any necessary easements or setbacks. You don’t want to select a home design only to find that it won’t fit in the available space.
- Hiring a builder. This is an area where it really pays to do research before making a final decision. The wrong builder can cost you thousands of dollars in delays, mistakes and miscommunication.
- Obtaining financing. Financing new construction is more complicated than simply obtaining a mortgage. In most cases, you obtain a construction loan that covers the costs of building the home. Once the home is complete, this loan is then converted into a traditional mortgage.
- Obtaining building and other permits. You will need to have all the required permits before construction begins. In some cases, you may even need to pay a surveyor or civil engineer to prepare a detailed site plan.
Home Construction Steps
Once you’ve completed the necessary preparation, you can begin construction on your home. Steps in this process include:
- Clearing the site
- Pouring the foundation
- Framing the home
- Roofing
- Roughing in the electrical, mechanical, and plumbing
- Installing drywall and insulation
- Painting
- Finishing plumbing and electrical work
- Landscaping.
After home construction is finished, you’ll have a final inspection, and you’ll close on the home. Finally, you’ll be able to move in and enjoy your new house.
